The Project Manager, Real Estate, reporting to the President of the Company, will play a crucial role supporting the aggressive growth strategy for the Company which includes multiple expansion markets and relocations of current portfolio. The ideal individual for this role will be obsessed with details and meeting timelines while thriving in an entrepreneurial setting.

Job Responsiblities:

  • Responsible for maintaining tenant relations with current landlords including review of deadlines, reconciliation of operating expenses, and analysis of potential capex investment to maximize guest throughput
  • Manage the expansion process end-to-end, including strategy development, project planning, team assembly, overseeing market surveys and tours, coordinating site visits, alternative comparison, developing the negotiating strategy, leading negotiations, document review, approval preparation, signing, and close out reporting
  • Present key data points on potential locations to the Real Estate Committee to optimize the portfolio with best-in-class ROI and other operating performance metrics
  • Lead full construction process including: working with architects to customize room and guest optimization in varying square footage spaces, overseeing the permitting process ensuring deadlines are met, coordinating with contractors on all aspects of the buildout, and achieving full occupancy certificates allowing for timely, successful grand openings
  • Align real estate transactions with FFA strategy and collaborate with the function executives to develop 1, 3, and 5-year real estate plans

Qualifications:

  • Real estate management skills involving transaction management and property management in a corporate environment (incl. valuation, markets, deal structuring, property management, lease administration, and principles of real estate law)
  • Real estate financial skills proficiency in real estate financial analysis, discounted cash flows and analysis of real estate market data. Understanding and working knowledge of real estate investment principles. Understanding of commercial real estate financial principles
  • Excellent negotiation skills ability to incorporate key business terms in a lease
  • Strong change management skills required
  • Willingness to travel
  • Minimum Education level: Bachelor s degree in Business Management, Real Estate or related discipline required, Masters/MBA preferred
  • Minimum Years of Experience: 3 plus years of professional experience in a real estate transaction management role in a comparable environment
  • % Travel Time: 25-50%
  • Licenses or Certifications: Certified Property Manager (CPM), MCR or CCIM designation preferred
